Any references to fast review, quick closing, expedited execution, or time-sensitive lending are subject to the nature of the transaction, completeness of the file, borrower responsiveness, title status, third-party diligence, legal review, capital availability, and final approval.
A fast closing is generally not possible if required information is missing, payoff information is unavailable, title issues are undisclosed, ownership is unclear, valuation support is weak, legal documents are delayed, or the borrower fails to respond promptly.

8. Broker and Third-Party Submissions
RDC may work with commercial mortgage brokers, capital advisors, borrower representatives, referral sources, and other third-party intermediaries. Any broker or third-party submitting a transaction represents that they are authorized to submit the transaction and communicate with RDC regarding the borrower, sponsor, property, or loan request.
Brokers and third-party submitters are responsible for disclosing their role, compensation expectations, borrower relationship, authorization status, and any known conflicts or competing submissions.
RDC respects properly disclosed broker relationships but is not responsible for undisclosed broker disputes, duplicate submissions, competing claims, fee disputes, borrower authorization issues, or conflicts between brokers, borrowers, advisors, or other third parties.
Any broker compensation, referral fee, or related arrangement must be documented in writing and must comply with applicable law, licensing requirements, transaction documents, and closing instructions.
9. Engagement Letters, Deposits, and Third-Party Costs
In certain transactions, RDC may require an engagement letter, commitment deposit, underwriting deposit, legal retainer, diligence deposit, third-party cost advance, or other transaction-specific payment before proceeding with deeper underwriting, legal review, capital allocation, third-party reports, or closing preparation.
